1. Subject and formation of the contract

These terms govern the direct booking of a stay at one of the properties above, made through this site. The contract is considered formed once payment is successfully completed through our payment provider (Stripe); from that moment you will receive a confirmation email with the booking summary.

2. Price and payment

The price shown at the time of payment includes the municipal tourist tax and is due in full at the time of booking. Payment is made by card via Stripe: card details never pass through or are stored on our site.

3. Cancellation and refunds

You may cancel your booking at any time by writing to us. If the cancellation is made at least 3 days before the check-in date, you are entitled to a full refund of the amount paid. Below this threshold, no refund is guaranteed. Any refund is always issued via Stripe, to the same payment method used.

4. Right of withdrawal

Under Article 59, paragraph 1, letter n) of the Italian Consumer Code, the standard 14-day right of withdrawal generally provided for online purchases does not apply to accommodation service contracts with a specific date or period of performance, such as a tourist booking. The only applicable cancellation terms are those set out in point 3.

5. Check-in, check-out and identity document

Check-in from 2:00 PM to 6:00 PM, check-out by 12:00 PM. For arrivals outside these hours, message us on WhatsApp to arrange a solution. A valid identity document is required from each guest at check-in, as required by law for reporting to public safety authorities. Guests who arrive without a valid identity document will not be able to stay at the property, with no right to a refund.

6. Number of guests

The number of people staying overnight in the unit must exactly match the number declared when booking. For each undeclared person present during the stay, a penalty of €70 per night spent in the booked unit will be charged.

7. Cleaning and linen

The room/apartment is delivered clean, with clean bed linen and towels, at the start of the stay; final cleaning is included in the booking price. No mid-stay cleaning or linen/towel change service is provided for the duration of the stay.

8. Breakfast and meals

Breakfast is not available. Cooking and eating food or drinks inside the rooms is not allowed.

9. Security deposit

For stays longer than 3 months a security deposit is required; the amount will be communicated when the booking is confirmed. No deposit is required for stays of 3 months or less.

10. Long-term stays

For stays longer than 30 days, additional contractual requirements under housing-lease regulations may apply, and will be agreed directly with the guest.

The guest is responsible for any damage caused to the property, furnishings or fittings during the stay, and is liable for it financially.

For any need during your stay, or to report a complaint, write to us at info@lavandahouse.it or on WhatsApp: we always reply personally.

14. Governing law and jurisdiction

The contract is governed by Italian law. For disputes with guests acting as consumers, exclusive jurisdiction lies with the court of the consumer's place of residence or domicile, under the Italian Consumer Code.

These terms may be updated over time: the version in force at the time of booking always applies.
